
THE PROJECT
83 Pirie Street pushes the boundaries of sustainable design, creating a workplace that prioritises both environmental responsibility and the future of work.
The 21-storey office tower boasts 30,000m2 of office space, a wellness centre, end of trip facilities, roof top terrace with panoramic city views, and a much-coveted three-storey, 120 space carpark.
The incorporation of sustainable design features including electric car charging stations, considerable natural light from the building’s three street frontages, and drought-resistant landscaping on the rooftop terrace enabled the building to achieve energy approvals, including 5.5-star NABERS Energy 6-Star Green Star Base Building rating and a Gold WELL rating.
TECHNICAL SOLUTIONS
As the project’s civil and structural design partner, WGA played a key role in bringing 83 Pirie Street’s vision to life, ensuring its success from concept to construction.
Part of this was developing a single column grid for the structure that worked across the various competing retail, carpark and office floor types allowing the columns to run continuously through the building thus eliminating all transfer structures. This resulted in significant material and cost savings with the resulting floor repetition also allowing a meaningful reduction in floor construction cycle times.
In addition, incorporating the car-parking on the suspended floors meant that a basement could be eliminated which minimised earthworks mitigating the risks of encountering contaminated materials whilst increasing the speed of construction and saving building costs.
CLIENT FOCUS
WGA’s astute column grid design played a pivotal role in achieving a sustainable outcome for 83 Pirie Street. By using a unified grid across all floors, the design minimised the amount of building materials needed. This not only reduced the building’s carbon footprint but also resulted in significant cost savings for the client.
Multiplex Constructions utilised the design’s simplicity to achieve an accelerated construction program, completing the project a full three months ahead of schedule. This innovative approach demonstrates how thoughtful design decisions can contribute to sustainability, cost-effectiveness, and even faster project timelines.
